Renting a property can be daunting, however we at BR Estate Agent pride ourselves on delivering a personal, and tailored service to our landlords, ensuring we secure the right tenant for your property. 

Our highly competent and experienced team will prioritise clear, and consistent communication throughout the process - with one sole point of contact throughout marketing, and a dedicated, local property manager during tenancy. (If management option is taken).

At this stage, Aidan can provide an accurate rental valuation of your property, discuss current market trends, costs, and services, as well as what’s legally needed in order to rent your property. 

Upon instruction, you’ll receive regular feedback and communication on viewings and activity - our aim of which is to secure the right tenant for your property within the first two weeks of marketing.

Our Lettings Services


We offer three main services for lettings, details of which are set out below: 

Let Only
From the initial valuation, right up until key collection. This service involves marketing your property and advertising on major portals such as Rightmove and Zoopla, staff accompanied viewings, securing a fully referenced & legitimate tenant, negotiating terms between parties, and arranging the tenancy and details of move in. 

Let and Rent Collection 
This service includes all that of Let Only, however we'll also collect and remit the rent received, provide monthly rental statements, provide annual tax return statements upon request, pursue non-payment of rent, and provide advice on rent arrears action if necessary. Whilst we pride ourselves on the quality of our tenants, our landlords have the extra reassurance that in the rare occasion, if rent is delayed or missed, we'll pursue the amount owed on your behalf. 

Full Management
This service includes all that of Let and Rent Collection, as well as acting totally on your behalf throughout the tenancy. You'll receive an allocated property manager, who will remain as the point of contact between you and your tenants. Expect periodic inspections and photographic reports,  quotations & routine repairs (instructed upon approval), updates on compliance & legislation, professional advice if a breach of contract occurs, prescribed notices served when necessary, negotiating deposit deductions (if any), as well as renegotiating rent reviews and renewals.

When you instruct BR to let your property, you will receive:

A dedicated property professional to provide a personal one-to-one service from initial valuation right through to tenancy.
 
All our viewings are accompanied, so we can answer any questions instantly and give quick and honest feedback. We’ll work outside the regular 9-5 with many of our viewings taking place after 5pm up until 9pm Monday to Friday.

Our fees match those of other estate agents, but you won’t find any hidden costs. We don’t charge any upfront marketing fees or tie you into a long contract, and for whatever reason, if we fail to secure a tenant, you will not be liable for a fee.
 
Once a suitable tenant is secured, our allocated property manager will greet you with a welcome call and run through any compliance required in order to let your property. Reference checks will also be carried out on the prospective tenants, involving credit checks, employment references, living references, and of course, obtaining necessary documentation such as bank statements, payslips, and passports to confirm legitimacy. 

Once you have approved the reference reports, the tenancy agreement will be sent out for online signing and move-in details confirmed.


Marketing

Presenting your home in its very best light is key to securing a tenant of quality and at the best possible price. Expect professional photography, informative descriptions, and accurate floor plans.

Your property will also be displayed on major property portals including Rightmove and Zoopla, as well as our website and social media platforms. We also have direct local marketing campaigns and bright LED window displays, to ensure every potential tenant for your property knows it is available.
